About the Studio

Hi, I’m Effie, founder of Sand & Stone, a London-based property staging studio for empty and part-furnished homes.

I have always loved interior design and the way styling transforms how a space looks and feels. Before launching the studio, I worked as a PA, where organisation, sourcing and planning were part of every day.

Those skills now sit at the centre of how I stage homes. Every property is approached with care, from understanding the space and likely buyer to choosing the furniture, art, rugs and accessories that give each room purpose.

What is property staging?

Your  property may have the right location, size and price, but if buyers do not connect with it, it can get overlooked. Empty and part-furnished properties do sell, but the homes buyers feel something for are the ones they remember, come back to and picture as theirs.

With furniture, art, rugs and accessories, each room has a purpose. Buyers see where the sofa goes, how the room works, and how the property fits their life. Transforming blank spaces into homes buyers picture themselves living in, is key to getting your property more clicks online, viewings and offers.

Soft staging is for homes that already have the main furniture in place but need rugs, cushions, bedding, plants and styling details to add warmth, texture and a more current look before photography and viewings..
